How To Choose A Lender

Buying a home is a mixed bag of emotions. Whether it’s your first time, or your 5th time. Who you work with matters! When borrowing any amount of money it is important to do your due diligence. Here are 5 tips you should consider when choosing who to work with.

- Do I TRUST this person? The pre-approval process can be very personal. Mortgage professionals are required by law to review your credit, and income before issuing out any approvals. They will find out anything, and everything about your financial history. Its important you trust this person/institution so you can be open & honest.

- Do they have a track record?

We live in a digital age where reviews are everything. If it’s a personal acquaintance, and you can ask references great! Otherwise I strongly advise doing a quick search to see what others are saying about the experience.

- Is this person responsive, and will they go to bat for me? Often times there are issues that come up in the mortgage process. Appraisal, income, etc. It is crucial to have a knowledgable professional on your side! If they are not a professional in all aspects strongly consider who to work with.

- What programs does the bank offer? Depending on your goals and credit situation banks may offer different programs to help achieve your goal. For example some banks don’t offer government programs (FHA, VA, etc). Are you self employed, or need a unconventional type of financing such as (Non-QM)?

- Can they close on time, and are they competitive with rates?

In this market time is everything! Find out the banks average close times, and make a smart decision on who you work with. Most lenders in the market are competitive on rates. If it sounds “to good to be true” do your dilligence. I see unrealistic quotes all the time. Then when you look at the fine print, the lender is charging (points) for the interest rate. Be aware of predatory lenders.
